PUBLIC NOTICE

NOTICE OF SUBSTITUTE TRUSTEE’S SALE

STATE OF MISSISSIPPI
COUNTY OF JEFFERSON DAVIS
WHEREAS, on May 20, 2024, Emily Valentine and Joshua Delancey, wife and husband executed a Promissory Note payable to the order of Mortgage Electronic Registration Systems, Inc. (“MERS”), as beneficiary, as nominee for Neighbors Bank, its successors and assigns.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated May 20, 2024, executed by Emily Valentine and Joshua Delancey, wife and husband and recorded in Book 612, at Page 796 - and as Instrument No 24000867 - of the records of the Chancery Clerk of Jefferson Davis County, Mississippi; and which aforesaid Instrument conveys to Old Republic National Title Insurance Company, Trustee and to Mortgage Electronic Registration Systems, Inc. (“MERS”), as beneficiary, as nominee for Neighbors Bank, its successors and assigns, as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. (“MERS”), As Beneficiary, As Nominee for Neighbors Bank, Its Successors and Assigns assigned said Deed of Trust to Planet Home Lending, LLC via an instrument dated October 29, 2025 and recorded in Book 2025, Page 7332 - and as Instrument No. 25001890 - in the office of the Chancery Clerk of Jefferson Davis County, Mississippi; and
WHEREAS, Emily Valentine and Joshua Delancey, wife and husband appointed Marinosci Law Group PC as Substitute Trustee in the place of the afore-mentioned original Trustee via an instrument dated February 17, 2026 and recorded in Book 2026, Page 1940 of the records of the Chancery Clerk of Jefferson Davis County, Mississippi; and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Marinosci Law Group, P.C., the Substituted Trustee in said Deed of Trust will on April 22, 2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Jefferson Davis County Chancery Clerk 2426 Pearl Ave / PO Box 1137, Prentiss, Mississippi 39474 8:30 to 4:00 M-F (601) 792-4204, the following described property located and situated in Jefferson Davis County, Mississippi, to wit:

A parcel of land located in the NE¼ of the NE¼ of Section 2, Township 7 North, Range 18 West, Jefferson Davis County, Mississippi and being more particularly described as follows: Commence at a dozer blade marking the NE corner of the said NE¼ of the NE¼; thence N 89°46`57” W along the North line of said NE¼ of the NE¼ for 488.90 feet to the Western right of way line of Mt Carmel Road; thence along said Western right of way along a curve to the right for 343.18 feet to an iron pin found marking the POINT OF BEGINNING, said curve having a radius of 1235.91 feet, an included angle of 15°54`34”, a chord of S 07°28`16” E for 342.07 feet; thence continue along said western right of way line along a curve to the right for 34.83 feet to an iron pin set, said curve having a radius of 1235.91 feet, an included angle of 01°36`54”, a chord of S 01°17`27” W for 34.83 feet; thence continue along said western right of way line along a
curve to the left for 298.21 feet to an iron pin set on the Northern right of way line of Garland Broome Road, said curve having a radius of 1349.63 feet, an included angle of 12°39`36”, a chord of S 04°18`50” E for 297.61 feet; thence along said Northern right of way line along a curve to the right for 61.45 feet to an iron pin set, said curve having a radius of 61.84 feet, an included angle of 56°53`54”, a chord of S 47°08`33” W for 58.96 feet; thence S 74°34`10” W along said Northern right of way for 199.38 feet to an iron pin found; thence N 00°30`46” W for
422.98 feet to an iron pin found; thence N 89°31`54” E for 217.61 feet back to the Point of Beginning. Said parcel contains 2.00 acres, more or less.

As the undersigned Substituted Trustee, Marinosci Law Group, P.C. will convey only such title as is vested in it under said Deed of Trust.
