PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on the 20th day of October 2015, Youlanda Boothe Hicks, a married woman, executed a certain Deed of Trust to John Alan Buffington, The Law Office of B. Scott Buffington, Trustee, for the benefit of Ferguson Federal Credit Union, which Deed of Trust was recorded in the office of the Chancery Clerk of Jefferson Davis County, Mississippi, and recorded as Instrument 15002226, Book 563 at Page 498 of the land records; and,
WHEREAS, Simpson Law Firm PA has been substituted in the place and stead of John Alan Buffington, The Law Office of B. Scott Buffington, Trustee for Ferguson Federal Credit Union, said Appointment of Substitute Trustee being recorded as Instrument 18000951, Book 3 at Page 515 of the records of the Chancery Clerk of said County; and,
WHEREAS, fee simple title is vested in Youlanda K. Boothe-Hicks and Charles Hicks; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, the legal holder of said indebtedness, Ferguson Federal Credit Union, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, Simpson Law Firm PA, Substituted Trustee in said Deed of Trust, will on the 4th day of August 2026, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the Jefferson Davis County Courthouse, in Prentiss, Mississippi, to the highest and best bidder for cash the following described property situated in Jefferson Davis County, State of Mississippi, to-wit:
INDEX: SW¼ OF NW¼ & NW¼ OF SW¼ SECTION 26, TOWNSHIP 8 NORTH, RANGE 19 WEST
A parcel of land in the SW¼ of the NW¼ and the NW¼ of the SW¼ of Section 26, Township 8 North, Range 19 West, Jefferson Davis County, Mississippi, and being more particularly described as follows:
Commence at a railroad spike found marking the NW corner of the said SW¼ of the NW¼; thence run South 00 degrees 01 minutes 48 seconds West along the West line of the said SW¼ of the NW¼ for 1,101.10 feet to an iron pin set, said point being the Point of Beginning; thence run East for 210.15 feet to an iron pin set; thence run South 05 degrees 21 minutes 39 seconds West for 228.01 feet to an iron pin found; thence run South 89 degrees 59 minutes 02 seconds West for 188.96 feet to an iron pin found on the West line of the said NW¼ of the SW¼; thence run North 00 degrees 01 minutes 48 seconds East along said West line and along the West line of the said SW¼ of NW¼ for 227.07 feet back to the Point of Beginning. Said parcel contains 1.04 acres, more or less.
TOGETHER WITH a 20 foot wide ingress/egress Easement located in the SW¼ of the NW¼ of Section 26, Township 8 North, Range 19 West, Jefferson Davis County, Mississippi, and being more particularly described as follows:
Commence at a railroad spike found marking the NW corner of the said SW¼ of the NW¼; thence run South 00 degrees 01 minutes 48 seconds West along the West line of the said SW¼ of the NW¼ for 1,101.10 feet to an iron pin set; thence run East for 31.99 feet to the Point of Beginning of said Easement; thence run North 09 degrees 14 minutes 27 seconds West for 19.87 feet; thence run North 03 degrees 36 minutes 55 seconds East for 57.92 feet; thence run North 21 degrees 21 minutes 46 seconds East for 54.89 feet to the Southern right-of-way-line of Mississippi Highway No. 42; thence run along said Southern right-of-way-line along a curve to the right for 20.03 feet, said curve having a radius of 850.13 feet, an included angle of 01 degrees 20 minutes 59 seconds, and a chord of South 71 degrees 29 minutes 29 seconds East for 20.02 feet; thence run South 21 degrees 21 minutes 46 seconds West for 52.77 feet; thence run South 03 degrees 36 minutes 55 seconds West for 52.55 feet; thence run South 09 degrees 14 minutes 27 seconds East for 20.87 feet; thence run West for 20.26 feet back to the Point of Beginning. Said easement contains 0.06 acre, more or less.
Simpson Law Firm PA will convey only such title as is vested in it as Substituted Trustee.
